Painters Belmont

Belmont is one of east Brisbane’s more interesting suburbs to paint, because the housing stock is genuinely mixed. You’ve got large-acreage homes on the hillier sections — some still on multi-acre blocks where the original post-war timber houses have stood for 50+ years — alongside newer-build brick veneer and render homes in the more recently developed estates closer to the Belmont Sports & Recreation Reserve. We’ve quoted both ends of that spectrum.

The acreage homes typically need more exterior surface than a standard quote covers — wider eaves, longer weatherboard runs, often two-storey gable ends — so we walk the whole property before quoting rather than measuring from a photo. The older the timber, the more prep matters: scraping, sanding, undercoating bare wood, and resealing joins before any topcoat goes on.

For the newer brick veneer and render homes in the estate sections, the issues we see most often are render hairline cracking, mortar weathering on exposed brickwork, and previous “builder grade” paint that’s lost adhesion within 10–15 years. We treat these with proper crack-fill, a primer coat appropriate to the substrate, and two finish coats — not the single-coat budget approach.
